at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

All that parcel of land in City of Stow, Summit County, State of Ohio, as more fully described in Deed Doc #55339867, ID# 5619023, being known and designated as metes and bounds property, to wit:
Situated in the City of Stow, County of Summit and State of Ohio:
And known as being part of Original Stow Township Lot No. 27 and known as being part of Lot Number Nine (9) of the Edward C. Newton's Subdivision of a tract of land in said Lot No. 27 as recorded in Summit County Records Plat Book 14, Page 12 of the Summit County Recorder's Office and further bounded and described as follows:
Beginning at a 1 iron pin in a monument found at the intersection of the centerlines of Charring Cross Drive (50 feet wide) and the centerline of Kent Road (State Route 59) (centerline plat as recorded in Cabinet D, Slide 200 of Summit County Recorder's Office) (Cuyahoga Falls Road) (60 feet wide); thence South 83 deg. 45' 27" East along the centerline of Kent Road 96.59 feet to a 1" iron pin in a monument found at a point of curvature of the new centerline of Kent Road; thence South 83 deg. 45' 27" East along the old centerline of Kent Road, 143.45 feet to an angle point; thence South 78 deg. 01' 23" East along the old centerline of Kent Road, 17.98 feet to the principal place of beginning of the premises herein described; thence South 78 deg. 01' 23" East continuing along the old centerline of Kent Road, 122.88 feet to a point at the Northwesterly corner of land conveyed to Leonard H. Budd and Karen W. Budd by deed recorded on Official Record 2034, Page 1024 of Summit County Recorder's Office; thence South 02 deg. 51' 08" West along the Westerly line of land so conveyed and passing through a 5/8" iron pin found (0.10 feet South, 0.18 feet East) on the Southerly right-of-way of Kent Road, 30.38 feet, a distance of 423.97 feet to a 5/8" iron pin set; thence North 87 deg. 08' 52" West, 121.32 feet to a 5/8" iron pin set on the Easterly line of the Homehaven Subdivision as recorded in Volume 38, Page 30 of Summit County Recorder's Office; thence North 02 deg. 51' 08" East along the Easterly line of the Homehaven Subdivision and passing through a 1" pinched iron pipe found (0.95 feet, South, 0.11 feet West) 410.49 feet, a total distance of 443.46 feet to the principal place of beginning and containing 1.2080 acres of land of which 0.08970 acres are within the right-of-way of Kent Road as surveyed and described by Edward B. Dudley PS No. 6747 of the Riverstone Company in June of 2006, be the same more or less, but subject to all legal highways.

TERMS OF SALE: $7,650.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the date of sale.
