Situated in Coventry Township, County of Summit and State of Ohio:
And known as being a part of Original Lot No. 16, Tract 12 in said township and more fully described as follows:
Beginning at a spike at the center line intersection of Cormany Road (CH 233) and Portage Lakes Drive (CH 75); thence South 42 degrees 36' 30" East along the centerline of Portage Lakes Drive, a distance of 397.11 feet to an iron pipe; thence South 52 degrees 42' East along the centerline of Portage Lakes Drive, a distance of 753.60 feet to a spike in the pavement; thence South 70 degrees 55' East along the centerline of Portage Lakes Drive, a distance of 194.56 feet to a point; thence North 19 degrees 13' 40" East, a distance of 80.19 feet to an iron pipe and true place of beginning for the parcel herein described; thence North 68 degrees 57' West, a distance of 43.78 feet to an iron pipe; thence North 17 degrees 08' 40" East, a distance of 47.93 feet to an iron pipe on the Southwesterly line of a private street known as Fig Drive; thence South 70 degrees 24' 30" East, along the Southwesterly line of Fig Drive, a distance of 45.48 feet to an iron pipe; thence South 19 degrees 13' 40" West, a distance of 49.00 feet to the place of beginning and containing 0.0510 acres of land, more or less, as surveyed in August, 1950 by Emmet J. McDonald.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 20th day of January, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
