By virtue of an Order of Sale No. CV2018 07 3009 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 28TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Bath, County of Summit and State of Ohio:

And known as being part of Lot 62 in said township, bounded and described as follows:

Beginning at the intersection of the center line of the Hametown-Richfield Road with the center line of Granger-Ghent Road; thence North 89 deg. 45' 30" West, 585.35 feet to the true place of beginning; thence North 1 deg. 39' 20" East, 40 feet to an iron pin; thence continuing North 1 deg. 39' 20" West, 440 feet; thence North 89 deg. 40' 30" West, parallel with the center line of Granger-Ghent Road, 363 feet; thence South 1 deg. 29' 20" West, 445 feet to an iron pipe; thence continuing South 1 deg. 39' 20" West, 35 feet to the center of Granger-Ghent Road; thence in the center of Granger-Ghent Road, South 89 deg. 45' 30" East, 363 feet to the place of beginning and containing approximately 4 acres, but subject to legal highways.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 11th day of January, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
