at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Macedonia, County of Summit, State of Ohio, and known as being part of Original Lot 5, Tract 1 Middle, formerly Twinsburg Township. Said parcel is further bounded and described as follows:

Beginning at a monument at the center line intersection of Highland Road (County Highway 111, 60 feet wide) and Shepard Road (County Highway 23, 50 feet wide); thence South 75 deg. 50' 00" East, along the center line of Highland Road, a distance of 173.73 feet to a point therein at the most Southwesterly corner of the lands now or formerly owned by Winona B. Jenkins, aka B. Winona Jenkins as conveyed by deed and recorded in Official Record 1654, Pages 506 to 508 of the Summit County Records. Said point being also the true place of beginning for the parcel herein described; thence North 14 deg. 10' 00" East, along the Westerly line of said lands now or formerly owned by Winona B. Jenkins aka B. Winona Jenkins, a distance of 201.57 feet (201.20 feet as per deed) and passing through an iron pin (set) at 30.00 feet, to an iron pin (found) at the most Northwesterly corner of said lands; thence South 86 deg. 51' 00" East, along the Northerly line of said lands now or formerly owned by Winona B. Jenkins, aka B. Winona Jenkins, a distance of 109.33 feet to an iron pin (set); thence South 1 deg. 36' 00" West, a distance of 227.92 feet, and passing through an iron pin (set) at 197.18 feet, to a point on the center line of Highland Road; thence North 75 deg. 50' 00" West, along the center line of Highland Road, a distance of 156.91 feet to the true place of beginning and containing 0.6490 acres of land, be the same more or less, but subject to all legal highways and easements of record. Said parcel contains 0.1058 acres of land presently occupied by the existing public roadway (Highland Road). The above description is based on a field survey conducted by or under the supervision of Michael G. Kovalik, Registered Surveyor No. 7458 in November, 1997.

Said parcel contains 0.0801 acres of land presently occupied by the existing public roadway (Highland Road). Grantor claims title by instrument of record in Official Record 1654, Pages 506 and 508 of the Summit County Records.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of June, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
