By virtue of an Order of Sale No. CV2019 03 0991to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of Lot 18 West of Portage Path, formerly Portage Township and being more particularly described as follows:

Beginning at the Southwest corner of Lot 17, in Perkins Park Subdivision, as recorded in Plat Book 19, Pages 32, 33, 34 and 35 of Summit County, Ohio, records which Southwest corner of said Lot 17 is 25 feet East of the center line of Mercer Avenue as shown in the Best View Allotment, as recorded in Plat Book 20, Page 78 of Summit County, Ohio Records; thence Ease along the line of said Perkins Park Subdivision, 130 feet to a point; thence South and parallel to said center line of Mercer Avenue 40 feet; thence Westerly, parallel to said South line of Perkins Park Subdivision, 130 feet to a point, which point is 25 feet East of Center line of Mercer Avenue; thence North parallel with said center line of Mercer Avenue, 40 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Thirty-six Thousand Dollars ($36,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
