By virtue of an Order of Sale No. CV2021 04 1210to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

OF DECEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in Green City, Summit County, Ohio, bounded and described as being a part of the Southwest Quarter Section 18, as follows:

Beginning at the intersection of the North line of the Southwest quarter section of said township and the East line of South Main Street, said point being the true place of beginning for this parcel; thence proceeding due East along the quarter section line a distance of 137.15 feet to a point; thence due South a distance of 218.66 feet to a point; thence North 63 deg. 00' West, a distance of 220.00 feet to a point, said point is located in the Easterly line of South Main Street; thence proceeding North 26 deg. 22' 00" East, along the Easterly line of South Main Street, a distance of 135.00 feet to the true place of beginning, containing .607 acre, more or less, as surveyed by John David Jones, in July, 1959, also shown as part of Block B as shown in the re-allotment of Tamarack Lake Estates Block No. 1 in Plat Book 59, Page 69, be the same more or less, but subject to all legal highways.

 

Property located at: 4719 S. Main Street, Akron, OH 44319.

Property appraised at: One Hundred Thirty-eight Thousand Dollars ($138,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
