By virtue of an Order of Sale No. CV2021 07 2174to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And known as being a part of Lot 116 of an allotment made for the heirs of Sarah Gales by J. A. Gehres, Surveyor and recorded in Summit County Records of Plats, Book 7, Page 4 and further bounded and described as follows:

Beginning at the Northwest corner of said Lot 116; thence South a distance of 98.20 feet on the lot line; thence South 89 deg. 26' 30" East a distance of 40.19 feet; thence North 1 deg. 10' East, a distance of 97.70 feet on the line of the lot to the Northeast corner thereof; thence North 88 deg. 46' West, a distance of 42.20 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
