By virtue of an Order of Sale No. CV2020 03 0848 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 21ST DAY

OF JANUARY, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lot Number Two Hundred Eighty (280) of a re-allotment of the Second Allotment made by Samuel Bacon as recorded in Plat Book 12, Page 28, Summit County Records of Plats and more fully described as follows, to-with:

Beginning at a point in the Southeast corner of said lot, which is also the intersection of Whittier Avenue with the West line of Madison Avenue; thence West along the South line of said lot 100 feet to a point; thence North fifty (50) feet to a point in the North line of said lot, which is a distance Westerly one hundred and two tenths (100.2) feet from the East line of said lot; thence East along the North line of said lot 100.2 feet to the Northeast corner of said lot; thence South along the West line of said lot fifty (50) feet to the place of beginning.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
