at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:
And part of Original Twinsburg Lot No. 3, Tract No. 1 North and known as being Unit No. 24, Building G of Pine Tree Land Condominium as established by a declaration of condominium ownership recorded October 22, 1984 in Volume 6991, Pages 542 to 571 inclusive, and amended December 13, 1984 in Volume 7025, Page 491 and December 18, 1984 in Volume 6996, Page 188 of Summit County Records, and the general plan of condominium buildings, Exhibit B to said declaration, recorded in Plat Cabinet A, Slides 538 and 539 as amended by Slides 638 and 639 of Summit County Records, together with an undivided interest in the common areas and facilities of said condominium.
Property located at: 2206 Pine Tree Lane, Twinsburg, OH 44087.
Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
