By virtue of an Order of Sale No. CV2017 02 0803 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 20TH DAY

OF OCTOBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being the Northerly half of Lot 151 and all of Lot 152 in the Woodlawn Allotment as recorded in Plat Book 11, Page 16 of the Summit County Record of Plats and being more fully described as follows:

Beginning at a mag nail set in a drive joint at the Northeast corner of said Lot 152 and being the true place of beginning for the land hereinafter described; thence Southeasterly along the Westerly line of Lexington Avenue (40' R/W), S. 00 deg. 02' 19 E. (bearings referenced to the Ohio Coordinate System, North Zone, NAD83), 75.00 feet to a #5 rebar set; thence Southwesterly through said Lot 151, S. 89 deg. 57' 41" W., 110.00 feet to a number five rebar set on the Westerly line of said Lot 151; thence N. 00 deg. 02' 19" W., 75.00 feet to the Northwest corner of said Lot 152 (witness a #5 rebar found N. 00 deg. 08' 04" W., 0.26'); thence Northeasterly along the Northerly line of said Lot 152, N. 89 deg. 57' 41" E., 110.00 feet to the true place of beginning for the land hereinbefore described and containing 0.1894 of an acre of land as surveyed by Daniel C. Kalstrom, Professional Surveyor (Reg. No. 6302) in July, 2012.

Property located at: 1134 Lexington Avenue, Akron, OH 44310.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
