By virtue of an Order of Sale No. CV2017 01 0288 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:


Situated in the Village of Clinton, County of Summit and State of Ohio:

Being part of Lots 29 & 30. Beginning at the Northwest corner of said Southwest quarter of Sec. 29 and running thence S. 86 deg. 15 min. E., 211 feet on the quarter line to the centerline of Cleveland-Massillon Road; thence South 16 deg. 58 min. West, 172.65 feet on the center line of the road to the place of beginning for the land herein described; thence North 88 deg. 2 min. W., 365 feet; thence S. 16 deg. 58 min. West, 70 feet; thence South 88 deg. 2 min. E., 365 feet to the centerline of Cleveland-Massillon Road; thence North 16 deg. 58 min. East, 70 feet on the center line of said road to the place of beginning, containing .566 of an acre of land, of which .25 acres is in the S.W. quarter of said Sec. 29 and .316 is in the South East quarter of said Sec. 30. Property appraised at: Sixty-nine Thousand Dollars ($69,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 10th day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
