By virtue of an Order of Sale No. CV2017 07 2815 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 17TH DAY

OF NOVEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Munroe Falls, County of Summit and State of Ohio, and known as being part of Lot 16, formerly Stow Township, further bounded and described as follows:

Beginning at a point in the South line of said Lot 16, which point is 1507.00 feet West of the Southeast corner of said Lot 16; thence West, along the South line of said Lot 16, a distance of 114.00 feet to a point; thence North 0 deg. 6' East parallel to the East line of said Lot 16, a distance of 500.00 feet to an iron pipe, (iron pipe was set on the line at the North line of North River Road, 50 feet wide); thence East, parallel to the South line of said Lot 16, a distance of 114.00 feet to an iron pipe; thence South 0 deg. 6' West parallel to the East line of said Lot 16, a distance of 500.00 feet to the place of beginning (an iron pipe was found on this line at the North line of said North River Road) and contains 1.31 acres of land, as surveyed by W. O. Mathews in October 1959, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of December, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
