By virtue of an Order of Sale No. CV2016 04 1803 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

OF DECEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio:

And known as being a part of Lot No. 35; beginning at a point in the centerline of Copley Road, South 87 deg. East, 900.78', from the Southwest corner of Grantor's land; thence North 3 deg. East 245', to a point; thence South 87 deg. East 65' to a point; thence South 3 deg. West 245' to a point in the centerline of Copley Road; thence North 87 deg. West 65', along the centerline of Copley Road to the beginning and containing 0.366 acre of land. The true beginning point for the above described premises is South 87 deg. East along the centerline of Copley Road, 1395.78 feet from the West line of 35, Copley Township. The Southwest corner of the Grantors land above referred to is 495 feet from the West line of Lot 35, Copley Township, measured along centerline of Copley Road.

Property appraised at: Sixty-three Thousand Dollars ($63,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of December, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
