By virtue of an Order of Sale No. CV2017 03 0865 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 8TH DAY

OF DECEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in Springfield Township, Summit County, Ohio and known as being a part of Lot No. 4, Tract 1, in said township and more fully described as follows:

Beginning at a point in the centerline of S. Arlington Street which is S. 3 deg. 44' W., 434.75 feet from its intersection with the centerline of Krumruoy-Myersville Road; thence S. 86 deg. 34' E., 605 feet to an iron pipe; thence parallel with S. Arlington Street, S. 3 deg. 44' W., 72 feet to an iron pipe; thence parallel with said Krumroy-Myersville Road N. 86 deg. 34' W., 605 feet to the centerline of said S. Arlington Street; thence along centerline N. 3 deg. 44' E., 72 feet to the place of beginning and containing of land as surveyed in April, 1926, by J. A. Gehres, Surveyor. Reserving a parallel strip of land 25 feet in width off the East side of the above described parcel of land to be used in common with others for street purposes only. Be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 22nd day of December, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
