By virtue of an Order of Sale No. CV2017 06 2406 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Commencing at an iron pipe on the South line of said Coventry Township and at the Northeast corner of the Wonder Lake Allotment as recorded in Plat Book 37, Pages 5-9 and thence along the South line of said township South 86 deg. 24' East, 2577.43 feet to a point; thence North 4 deg. 54' East, 913.00 feet to an iron pipe and being the true place of beginning for the parcel herein described; thence continuing along the last mentioned course, North 4 deg. 54' East, a distance of 105.00 feet to an iron pipe; thence South 86 deg. 24' East, a distance of 324.27 feet to the centerline of Manning Drive now known as Krebs Drive (an iron pipe is set North 86 deg. 24' West, 25.00 feet from this point); thence along the centerline of Manning Drive, South 5 deg. 01' West, a distance of 105.00 feet to a point (an iron pipe is set North 86 deg. 24' West, 25.00 feet from this point); thence North 86 deg. 24' West, a distance of 324.05 feet to the true place of beginning and containing 0.78 acres of land, more or less, as surveyed by Gehres & Kingsley in August, 1939. Property located at: 3052 Krebs Drive & V/L, Akron, OH 44319.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of December, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
