By virtue of an Order of Sale No. CV2015 12 5637 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:


The following described premises, situated in the Township of Springfield, County of Summit and State of Ohio:

Known as being a part of Tract 7 of said township, and further described as follows:

Beginning at a point in the East line of Tract 7 at the Southeast corner of the Velvet Farms Allotment as recorded in Plat Book 21, Page 4 and 5, Summit County Records, which point is North 0 degree 10' 35" East, a distance of 1515.36 feet from the Southeast corner of said Tract 7; thence North 89 degrees 57' 25" West along the South line of said Velvet Farms Allotment, a distance of 200.00 feet to a point; thence North 0 degree 10' 35" East, parallel to the East line of Tract 7, a distance of 1145.10 feet to a point in the center line of Killian Road (CH 135); thence North 67 degrees 14' East, along the centerline of Killian Road, a distance of 217.18 feet to a point in the East line of Tract 7; thence South 0 degree 10' 35" West along the East line of Tract 7, a distance of 1229.80 feet to the place of beginning and containing 5.45 acres of land, more or less, as determined by W. S. Mathews in May, 1946.

Property appraised at: One Hundred Fifty-six Thousand Dollars ($156,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 19th day of January, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
