By virtue of an Order of Sale No. CV2012 03 1182 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 19TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described property situated in the Township of Coventry, County of Summit and State of Ohio:

Being part of Lockwood Grove Allotment as recorded in Plat Book 20, Page 30, of the Summit County Records, and more fully bounded and described as follows:

Beginning at a 5/8" I.P. set at the Southwest corner of Lot No. 94 of said Lockwood Grove Allotment, said point being in the North right of way line of Anchor Drive (28 feet wide); thence along the West line of Lots 94 & 108 of said Lockwood Grove Allotment North 01 deg. 44' 00" East, a distance of 148.50 feet to a 5/8" I.P. set; thence along the North line of Lot 108 of said Lockwood Grove Allotment and the North line of a parcel now or formerly owned by Michael F. Demarco as recorded in Deed Volume OR 278-287 of the Summit County Records, South 88 deg. 16' 00" East, a distance of 188.37 feet to a point (5/8" rebar found 0.10' South and 3.86' West therefrom); thence South 00 deg. 40' 00" East, a distance of 42.04 feet to a point; thence North 88 deg. 16' 00" West, a distance of 154.63 feet, passing over a 5/8" I.P. set 15.00 feet therefrom to a 5/8" I.P. set; thence South 01 deg. 44' 00" West, a distance of 106.50 feet to a 5/8" I.P. set in the North right of way line of said Anchor Drive; thence along the North right of way line of said Anchor Drive, North 88 deg. 16' 00" West, a distance of 35.50 feet to the true place of beginning, containing 0.2693 acre of land more or less, as surveyed by Gaskill & Associates, Inc., March 1995.

Property located at: 889 Anchor Drive, Akron, OH 44319.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 2nd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
