at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:
Realty known as 168 Southeast Avenue and described as follows:
And known as being part of Lot #6 in Tract 11, formerly as follows:
Beginning at an iron pipe in the Southwesterly line of Southeast Avenue (60 feet wide), which is N. 46 deg. 04 min. W., along the said line, 908.04 feet according to deeds, from the South line of said Lot #6, and N. 46 deg. 04 min. W., 120.00 feet from a stone at the most Easterly corner of land conveyed to F. E. Lawrence by deed recorded in Volume 1003, Page 137, Summit County Records of Deeds; thence N. 46 deg. 04 min. W., along the Southwesterly line of Southeast Avenue, 120.00 feet to an iron pipe; thence S. 43 deg. 59 min. W., 200.00 feet to an iron pipe; thence S. 46 deg. 04 min. E., 120.00 feet to an iron pipe; thence N. 43 deg. 59 min. E., 200 feet to the place of beginning and containing as surveyed in March 1959 by S. G. Swigart & Son, 0.5510 of an acre of land. Reserving for possible future road purposes from the above described land the external area to the North from a curve with a radius of 25.00 feet used to round off the corner at the most Northerly corner of the above described land. Being the same property conveyed to Sharon R. Bridge by deed from Linda R. Horvath, a single individual, dated 05/23/2005 and recorded 06/23/2005 at Volume 55200488, Summit County, Ohio. Subject to easements, conditions, covenants, restrictions and reservations of record, zoning ordinances and legal highways and further subject to taxes and assessments, if any now a lien, not yet due and payable.

Property located at: 168 Southeast Avenue, Tallmadge, OH 44278.
Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of January, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
