By virtue of an Order of Sale No. CV2017 06 2274 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 19TH DAY

OF JANUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, County of Summit and State of Ohio and known as being a part of Lot #75 in said city and more fully described as follows:

Commencing at the intersection of the centerline of Darrow Road (S.H. 91) with the centerline of Hibbard Avenue as shown on the plat of Meadowbrook Lake Allotment No. 1, as recorded in Plat Book 42, Pages 9 and 10, Summit County Records of Plats; thence West along the centerline of Hibbard Avenue 1544.74 feet; thence S. 33 degrees 30' W., 235.98 feet to the place of beginning of land hereby described; thence S. 33 degrees 30' W., 100 feet; thence S. 56 degrees 30' E., 300.00 feet to the Northwest side of Markwood Drive (50 foot street); thence N. 33 degrees 30' E., along the Northwest side of Markwood Drive, 100.00 feet; thence N. 56 degrees 30' W., 300.00 feet to the true place of beginning, as surveyed in January, 1948 by S. G. Swigart & Son, be the same more or less.

Property appraised at: One Hundred Seventeen Thousand Dollars ($117,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 2nd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
