By virtue of an Order of Sale No. CV2017 06 2442 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 19TH DAY

OF JANUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in Springfield Township, Summit County, Ohio.

PARCEL I:

Known as being part of Lot Number Nineteen (19) in Lakeview Farms, a proposed allotment of the C. C. Ewart Farm, in Tract 7 and in Lots Twenty-one (21) and Twenty-two (22), Tract 8, said township and described as follows:

Beginning at a stone set in the Southwest corner of said Ewart Farm, which stone is N. 89 deg. 7' W., 1355.80 feet in the prolongation of the South line of said Lot Number Twenty-two (22) from the Southwest corner of said Lot Number Twenty-two (22); thence S. 89 deg. 7' E., along the Southerly line of said Ewart Farm 2064.80 feet to the true point of beginning; thence North turning on an angle of 90 deg. 125 feet to a point; thence East turning on an angle of 90 deg. 100 feet to a point; thence South turning on an angle of 90 deg. 125 feet to a point; thence West turning on an angle of 90 deg. 100 feet to the true place of beginning, be the same more or less, but subject to all legal highways.

Beginning at a stone set in the Southwest corner of said Ewart Farm, which stone is N. 89 deg. 7' W. 1355.80 feet in the prolongation of the South line of said Lot Number Twenty-two (22) from the Southwest corner of said Lot Number Twenty-three (23); thence S. 89 deg. 7' E. along the Southerly line of said Ewart Farm distance of 2064.80 feet; thence North turning on an angle of 90 deg. A distance of 125 feet, to the true place of beginning; thence continuing said line a distance of 225 feet, to a point in the centerline of Woodland Road; thence East turning on an angle of 90 deg. Along the centerline of Woodland Road; thence 100 feet to a point; thence turning South as on angle of 90 deg. 225 feet to a point; thence West turning on an angel of 90 deg. 100 feet to the true place of beginning, subject, however, to a perpetual easement in the public to use and improve a strip of land 25 feet in width off the North line of the property above described for street purposes, the same to be used and constitute the South one half of Woodland Road, be the same more or less, but subject to all legal highways.

Property located at: 3104 Woodland Road & V/L, Akron, OH 44312.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 2nd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
