at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of New Franklin, County of Summit and State of Ohio:
Known as being a part of the Northeast Quarter Section 18 of said township and described as follows:
Beginning at the Southeast corner of the said Northeast quarter of Section 18; thence N. 0 degrees 33' E., a distance of 1689.30 feet on the section line and in the Cleveland-Massillon Road (not on the center line) to a point on the center line of Grill Road; thence N. 89 degrees 00' W., a distance of 89.92 feet on the center line of Grill Road; thence N. 0 degrees 33' E., a distance of 168.28 feet on the West line of the right of way of the Cleveland-Massillon Road to the place of beginning for the land herein described; thence N. 0 degrees 33' E., a distance of 100.00 feet; thence N. 89 degrees 20' W., a distance of 435.60 feet; thence S. 0 degrees 33' W., a distance of 100.00 feet; thence S. 89 degrees 20' E., a distance of 435.60 feet to the place of beginning, containing 1.00 acre.

Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 9th day of February, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
