at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The West part of Lots 5 and 6 in the Richland Hardens Allotment, unrecorded and bounded and described as follows:
Beginning at a point in the East line of said Tract 3 which is 1421.64 feet North from the center line of the Krumroy and Myersville Road; thence North on the tract line 360 feet to a point; thence South 85 deg. 45' West 216.5 feet to the place of beginning of the land herein described; thence North 85 deg. 45' West 175 feet to an iron pin; thence North 04 deg. 15' East 223 feet to an iron pin; thence South 85 deg. 35' East 175 feet; thence South 04 deg. 15' West 223 feet to the place of beginning.

Property appraised at: One Hundred Eleven Thousand Dollars ($111,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 16th day of February, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
