By virtue of an Order of Sale No. CV2016 06 2545 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 9TH DAY

OF FEBRUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the County of Summit, Township of Northfield Center, State of Ohio and being known as Building 28, Unit B in Brandywine Preserve Condominium, the declaration of condominium ownership recorded as Reception Number 54074983, the First Amendment, Phase II is recorded as Reception Number 54100698, the Second Amendment, Phase III is recorded as Reception Number 54163666, the Third Amendment, Phase IV, as Reception Number 54198287, the Fourth Amendment, Phase V, as Reception Number 54235578, the Fifth Amendment, Phase VI, as Reception Number 54281397, the Sixth Amendment, Phase VII, as Reception Number 54344497, the Seventh Amendment, Phase VIII, as Reception Number 54507796 and the Eighth Amendment, Phase Six, as Reception Number 54542662 and as may be further amended, from time to time, Summit County Record.

Prior Deed Info.: General Warranty Deed, Instrument No. 55424314, recorded March 19, 2007.

Property located at: 7311 Forest Cove Lane, Northfield, OH 44067.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
