By virtue of an Order of Sale No. CV2016 01 0431 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on


OF FEBRUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:


Situated in the City of Akron, County of Summit and State of Ohio:

Known as being part of Lots No. 191 and 192 in the Easthaven Allotment, as recorded in Plat Book 21, Pages 50-52, Summit County Records of Plats, further bounded and described as follows:

Commencing at a #5 rebar and I.D. cap #6541 set flush this survey at the Southwest corner of Lot No. 192 and in the East line of Weeks Street, 45 feet wide;

Course 1: Thence North 02 deg. 43 min. 00 sec. West, along the West lines of Lots No. 192 and 191 and the East line of Weeks Street, a distance of 90.04 feet to a point (witness a 3/4" closed top pipe found 2" high, 0.23 feet South and 0.19 feet West of corner described) and the Northwest corner of Lot No. 191;

Course 2: Thence North 87 deg. 22 min. 00 sec. East, along the North line of Lot No. 191, a distance of 111.93 feet to a 1/2" open top pipe found flush;

Course 3: Thence South 11 deg. 10 min. 27 sec. West, through Lots No. 191 and 192, a distance of 92.64 feet to a 1/2" closed top pipe found 6" high at the Southeast corner of Lot No. 192;

Course 4: Thence South 87 deg. 19 min. 03 sec. West, along the South line of Lot No. 192, a distance of 89.69 feet to the place of commencement and containing 9,073 S.F. or 0.2083 acres of land, but subject to all legal rights and easements of record as surveyed in August 2003, by John W. Patrick, Jr., Professional Land Surveyor #6541.

Property located at: 785 Weeks Street, Akron, OH 44306.

Property appraised at: Sixty Thousand Dollars ($60,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 9th day of March, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
