By virtue of an Order of Sale No. CV2017 05 2057 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 30TH DAY

OF MARCH, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Richfield, County of Summit and State of Ohio, and known as being a part of Original Richfield Township Tract 2, Lot 13, bounded and described as follows:

Beginning at a p.k. nail found at the intersection of the South line of Lot 13 and the centerline of Southern Road (County Highway 194) and in the Northwest corner of lands now or formerly owned by Arthur S. & Susan E. Busch as recorded in Deed Vol. 6511, Page 34 of the Summit County Records, also being the true place of beginning of the parcel herein described; thence N. 00 deg. 22' 32" E. along the centerline of Southern Road, a distance of 189.201 feet to a railroad spike set; thence S. 89 deg. 16' 38" E., a distance of 628.25 feet to an iron pin set on the West line of property now or formerly owned by Roy A. & Glenna J. Davis as recorded in Deed Vol. 6418, Page 768 of the Summit County Records, said line passing through an iron pin set 30.00 feet from the centerline of Southern Road; thence S. 00 deg. 58' 45" W. along the West line of said Davis property, a distance of 188.52 feet to an iron pin found in the South line of Lot 13 and in the North line of said Busch property; thence N. 89 deg. 20' 21" W. along the South line of Lot 13 and the North line of said Busch property, a distance of 626.26 feet to the true place of beginning, said line passing through an iron pipe found 29.95 feet from the centerline of Southern Road, and containing within said bounds 2.7195 acres of land, more or less, but subject to all legal highways as surveyed by James R. Bock, Registered Surveyor No. 6051 and Carl M. Clark, Registered Surveyor No. 6356 of Bock & Clark, Inc. in June, 1981.

Property located at: 3407 Southern Road, Richfield, OH 44286.

Property appraised at: Two Hundred Forty-six Thousand Dollars ($246,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 13th day of April, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
