By virtue of an Order of Sale No. CV2017 06 2453 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 20TH DAY

OF APRIL, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known, as being part of Sublot 17 in J. I. Bachtel's Subdivision of Miller and Long Lot No. 8 and part of Lots 9 and 10 as surveyed and numbered by R. S. Paul, Surveyor and recorded in Plat Book 6, Page 56, Summit County Records, more further described as follows:

Beginning at the Southwest corner of said Sublot 17; thence Northerly along the Westerly line of said sublot, a distance of 80 feet; thence Easterly parallel with the Northerly line of Miller Ave., a distance of 41 feet; thence Southerly parallel with Westerly line of said sublot, a distance of 80 feet to the Southerly line of said sublot, which is the Northerly line of Miller Ave.; thence Westerly along the Northerly line of Miller Ave., a distance of 41 feet to the place of beginning.

Property located at: 91 W. Miller Avenue, Akron, OH 44301.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 4th day of May, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
