at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit, State of Ohio and is described as follows:
Being Lot 5, Tract 10, former Tallmadge Township and described as follows:
Beginning at a point in the East line of Brittain Road (60) feet North 2 degrees 48' East, a distance of 545.98 feet from the intersection of Tallmadge Road; thence South 87 degrees 12' East, a distance of 287.92 feet; thence North 51 degrees 16' East, a distance of 30.50 feet; thence South 38 degrees 44' East, a distance of 6.65 feet; thence North 2 degrees 48' East, a distance of 41.09 feet; thence North 87 degrees 12' West, a distance of 315.16 feet to the East line of Brittain Road; thence South 2 degrees 48' West along the East line of Brittain Road, a distance of 56.07 feet to the place of beginning.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 20th day of April, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
