Situated in the City of Green, County of Summit and State of Ohio and being part of Section 24 of former Green Township, and further known as being part of a tract of land conveyed to Michael E. McCortney by Reception No. 5550056 of the Summit County Recorder's Office, described as follows:

Beginning at a 1/2 inch iron bar with I.D. cap marked "ELG" found at the Southwesterly corner of Sublot 6 in the Greenfield Farms Allotment as recorded in Cabinet D, Slides 438-439 of the Summit County Recorder's Office; thence South 05 degrees 57 minutes 41 seconds West along the Westerly line of a parcel of land now or formerly owned by Phil Wagler as recorded in Deed Volume 7323, Page 360 of the Summit County Recorder's Office, a distance of 413.99 feet to a point witnessed by a 3/4 inch iron pipe found 0.22 feet West; thence North 84 degrees 00 minutes 00 seconds West along the North line of Michael E. McCortney as recorded in Reception No. 55187704, a distance of 522.28 feet to a 5/8 inch rebar with cap set and the true point of beginning; thence continuing North 84 degrees 00 minutes 00 seconds West along the Northerly line of said McCortney parcel, a distance of 605.84 feet to a point in the centerline of Mayfair Road, formerly County Highway No. 244, a 60 foot public right of way, passing through a 1/2 inch rebar found at a distance of 572.84 feet; thence along the centerline of said Mayfair Road, a distance of 14.87 feet along the arc of a curve deflecting to the right having a radius of 2291.83 feet, delta 00 degrees 22 minutes 18 seconds, a chord bearing of North 01 degrees 12 minutes 43 seconds West, and a chord length of 14.87 feet to a point of tangency; thence North 01 degrees 01 minutes 34 seconds West along said Mayfair Road, a distance of 129.19 feet to a point; thence South 84 degrees 00 minutes 00 seconds East, a distance of 623.45 feet to 5/8 inch rebar with cap set, passing over a 5/8 inch rebar with cap set at 30.23 feet; thence South 05 degrees 58 minutes 29 seconds West, a distance of 142.97 feet to the true point of beginning. McCortney as recorded in Reception No. 55187704, a distance of 522.28 feet to a 5/8 inch rebar with cap set; thence North 05 degrees 58 minutes 29 seconds East, a distance of 142.97 feet to a 5/8 inch rebar with cap set; thence North 84 degrees 00 minutes 00 seconds West, a distance of 623.45 feet to a point in the centerline of Mayfair Road, County Highway No. 244, a 60 foot public right of way, passing through a 5/8 inch rebar with cap set at a distance of 593.22 feet; thence North 01 degrees 01 minutes 34 seconds West along said Mayfair Road, a distance of 85.64 feet to a point; thence South 84 degrees 00 minutes 00 seconds East, a distance of 1156.12 feet to the true point of beginning, passing over a 5/8 inch rebar with cap set at 30.23 feet. The above described tract of land contains 172,495.6 square feet or 3.960 acres of which 0.059 acres lie in the public right of way, as surveyed under the direction of Timothy J. Briggs, P.S. 7495 of Campbell & Associates, Inc. in February of 2002 and April of 2007. Basis of bearings for the above description is North 84 degrees 00 minutes 00 seconds West, as the Northerly line of a parcel of land now or formerly owned by Michael E. McCortney as recorded in Document Reception Number 55187704 of the Summit County Recorder's Office. Subject to all easements and right of ways of public record or as otherwise legally established.

Property appraised at: Eighty-seven Thousand Dollars ($87,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 22nd day of June, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
