By virtue of an Order of Sale No. CV2017 09 3784 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 15TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

5047 Wooster Road, Norton, Ohio 44203, the following real property, situated in the City of Norton, County of Summit and State of Ohio:

And known as being a part of Lot 84 of Original Norton Township and described as follows:

Beginning at the Southwest corner of Lot 54 of Richland Acres as recorded in Plat Book 23, Pages 76 and 77 of Summit County Record of Plats; thence on a curve which bears to the left having a radius of 275.38 feet on a chord bearing S. 27 deg. 39' 26.5" E., a distance of 271.27 feet; thence S. 57 deg. 09 53" E., a distance of 57.96 feet to a point of curve which bears to the right; thence following on said curve having a radius of 323.93 feet and a chord bearing S. 53 deg. 28' 06.5" E., a distance of 41.77 feet; thence S. 88 deg. 09' E., a distance of 279.34 feet; thence N. 0 deg. 47' W., a distance of 290.00 feet; thence N. 88 deg. 09' W., a distance of 483.67 feet to the place of beginning, containing 2.7914 acres. Commencing at a point which is the intersection of the Southerly extension of the Westerly line of Lot 14, in Richland Acres as recorded in Plat Book 23, Page 76, Summit County Records of Plats and the centerline of Wooster Road (S.R. #5, 60 feet wide); thence S. 50 deg. 46' W., along the centerline of said Wooster Road, 107.43 feet; thence 39 deg. 16' W., along the Easterly line of lands owned by E. G. Coffman by deed recorded in Volume 4477, Page 543, Summit County Records of Deeds, 267.40 feet to the true place of beginning of land hereby described; thence N. 39 deg. 16' W., continuing along the Easterly line of said Coffman's land, 232.60 feet to the Northwest corner thereof; thence N. 2 deg. 09' 30" W., 189.90 feet to the Southwest corner of land owned by P. M. Hall by deed recorded in Volume 3952, Page 661, Summit County Records of Deeds; thence S. 88 deg. 15' E., along the South line of said Hall's lands, 279.34 feet to an iron pipe in the West line of Lot 45 in Richland Acres as recorded in Plat Book 23, Page 76, Summit County Records of Plats; thence S. 0 deg. 56' E., along the West line of Lot 45, 147.11 feet to an iron pipe; thence N. 88 deg. 35' 30" W., 163.91 feet to an iron pipe; thence S. 1 deg. 24' 30" W., 104.01 feet to an iron pipe; thence Southerly along the arc of a curve convex to the West and tangent to the last mentioned bearing (central angel 40 deg. 40', radius 173.84 feet, chord 120.81 feet, chord bearing S. 18 deg. 55' 30" E.), an arc distance of 123.39 feet to the place of beginning and containing as surveyed in October 1965 by Swigert & Moore, 1.2177 acres of land. Together with an easement for driveway purposes and ingress to and egress from the hereinabove described premises, said easement being bounded and described as follows:

Beginning at the most Southerly point of said premises; thence extending along the Easterly property line of premises now owned by James W. Franks, et al., to the centerline of Wooster Road; thence Westerly along said centerline 16'; thence Northerly parallel with and 16' distant from said Easterly property line of said property now owned by James W. Franks, et al., to a point opposite and 16' distant from the place of beginning of easement. Subject to all easements.

Property appraised at: Seventy-five Thousand Dollars ($75,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
